The acquisition of Zarechye office centre, located in Moscow's historic downtown area at 5 Stary Tolmachevsky Lane, includes two buildings with a combined total area of 15,517 square meters and 91 parking lots. The center has a net rentable area of 14,557 square meters and is fully leased for a ten-year period.

Strategic Rationale

Dmitry Mints, Head of the Board of Directors at O1 Properties, stated that this deal structure is favorable for the company given current market conditions. The acquisition allows O1 to expand its portfolio with a completed facility in an excellent location and long-term tenant while also improving its capital base.

Financial Context

The construction of the first building was completed in 2009, and the second building, which underwent thorough reconstruction based on designs by Kleinewelt Architekten, is expected to be finalized in 2015. With this acquisition, O1 Properties has increased its portfolio of yielding office centers to 14, with a total rentable area expanding to 518,000 square meters.

Outlook

O1 Properties' CEO noted that the transaction represents a strategic move to strengthen the company’s asset base and leverage its expertise in property management. The acquisition is also anticipated to provide ICT Group with an opportunity to increase their shareholding in a transparent business and benefit from future market recovery.
